El proyecto busca marcar una clara separación entre los diferentes usos propuestos con un juego de volúmenes; un volumen recubierto con una piel traslucida contiene las oficinas y sirve como transición entre el espacio comercial a nivel de calle y el área de departamentos en los niveles superiores; este volumen se desfasa del área comercial y genera un espacio verde a triple altura para uso de las oficinas.
El volumen de los departamentos marca sus diferentes orientaciones con los tratamientos de fachada: abriéndose hacia el oriente y cerrándose hacia el poniente; el uso de los materiales del volumen de departamentos crea una liga visual hacia su ingreso peatonal: un cubo de concreto aparente establece un dialogo con la fachada de concreto aparente de los niveles superiores.
El área comercial transparente hacia su interior da la libertad de acción al comercio a establecerse, y crea una relación con el ingreso del área de oficinas a través de su fachada de cristal continuo que remata en el volumen de concreto aparente que se extiende hasta la banqueta para separar los diferentes usuarios.

The project creates a clear separation between the different uses proposed through the superposition of volumes; a volume covered with a translucent skin contains the offices space and functions as a transition between the commercial space in the street level and the apartments in the upper levels; this volume is dislocated from the main axis generating a triple height green space.
The treatment in the façade of the apartments volume responds to its orientation, transparent towards the east and solid towards the west; the materials in this volume creates a visual link with the main entrance: a concrete cube that establishes a dialogue with the materials in the main volume.
An open commercial space with a glass curtain gives continuity to the entrance to the offices volume separating the different lobbies.
